Liquidity, debt & the freedom to wait
Separate diversification of assets from diversification of financing exits. Examine shared liquidity shocks, maturities, collateral and contractual dependencies.

Tests whether property return diversification also diversifies ability to sell; directly relevant to legacy owners with multi-market holdings and fixed commitments.
Original practical companion
Property diversification and funding resilience answer different questions. This companion translates van Dijk and Francke’s evidence on common movements in commercial-property liquidity into a governance protocol for family offices. It proposes separate registers for asset value, executable liquidity and family commitments, with explicit scenarios and decision ownership. The protocol is an original practice framework, not a tested intervention or a recommendation to buy, sell or borrow.

Provides evidence that underlying property-market liquidity matters to financing structure, beyond a headline debt ratio; useful for a financing-dependency map.
Original practical companion
A debt total cannot reveal every constraint a property owner faces. Downs, Zheng and Zhu connect underlying property-market liquidity with secured versus unsecured borrowing among REITs. This companion uses that finding to develop a family-office financing map that distinguishes contractual obligations, collateral restrictions, decision rights and assumptions about market access. It is a governance framework, not evidence that one debt instrument is best or that REIT financing results directly determine family-office policy.

Climate exposure & the second life of property
Investigate parcel-level risk and realistic alternative uses. Housing and office-conversion research inform questions; they do not establish the value of a particular data center.

Connects flood exposure, housing prices, household equity and municipal revenue; supports disciplined climate-risk diligence for long ownership horizons.
Original practical companion
Long ownership horizons make climate exposure a continuing governance problem. Building on Gourevitch and colleagues’ analysis of unpriced flood risk in United States housing, this companion proposes an evidence file connecting physical hazards, cash-flow channels, insurance terms and local public services. Its purpose is to improve the quality of family decisions and communication. It does not calculate a property’s fair value, prescribe geographic allocations or predict when prices will adjust.

Differentiates economic, functional and technical building life; informs a disciplined alternative-use assessment instead of assuming one use lasts forever.
Original practical companion
A long holding period does not guarantee that a building’s original use will remain viable. Drawing on Wilkinson and Remoy’s qualitative study of office-to-residential conversion in Sydney, this companion proposes a staged assessment of alternative uses, technical constraints, economic feasibility and sustainability. It treats adaptability as an evidence question. The protocol is a new practice framework, not a validated scoring system, development recommendation or claim about data-center conversion feasibility.

Succession, tenants & responsible continuity
Make authority teachable and operating obligations visible. Distinguish orientation toward continuity, housing-policy evidence and actual portfolio outcomes.

Supports separating family communication, identity and education from operating-asset governance.

A family can preserve its name while losing the capacity to make difficult decisions together. This practical companion translates research on family governance and transgenerational orientation into a proposed stewardship curriculum for real-estate-owning families. It distinguishes communication from control, participation from entitlement, and continuity from compulsory succession. The framework produces decision records and learning evidence; it does not claim that governance ceremonies cause investment returns or successful succession.

Supports monitoring housing stability alongside arrears and distinguishing legal process, household outcomes, and owner liquidity.
Original practical companion
Tenant stability belongs in the operating architecture of long-horizon real estate. Drawing on an Ontario interrupted time-series study of eviction filings, this companion proposes an early-warning, assistance and review protocol for family-owned rental portfolios. It separates arrears, filings, completed evictions and displacement, and assigns accountable owners to each response. It offers no claim that concessions increase returns or that one jurisdiction’s emergency legislation applies elsewhere.

Co-investment & consequential governance
Clarify contribution, decision rights and conflicts before capital is committed. Direct family-office evidence helps frame the questions without promising outperformance.

Offers a direct family-office research foundation for specifying contribution, information rights and relationship governance before co-investing.
Original practical companion
Shared access to a deal does not establish shared capacity to govern it. This companion uses qualitative research on single-family offices and their portfolio companies to propose a pre-investment governance compact. The compact specifies ownership rights, nonfinancial contribution, information flows, intervention boundaries and response to disappointment. It treats networks and patient capital as potentially useful resources whose effects require evidence, rather than as guarantees of outperformance.

Four studies of LLM-generated investment advice found geographic and sector clustering, trend chasing, active allocation and fee-related risks; prompt-based debiasing only partly reduced these patterns. The observations concern sampled models and historical tests, not all current models or actual family-office returns.
Original practical companion
A private placement memorandum is an advocacy document with legal significance. Turning it into a fluent summary does not establish that its assumptions, disclosures, or financial relationships are sound. For a family office, the useful question is therefore not whether an assistant can read a memorandum quickly. It is whether an independently reviewable record connects every consequential conclusion to the exact document, version, passage, and calculation supporting it. This companion proposes a document-diligence workflow for an authorized internal team. It does not recommend an allocation, endorse an issuer, or replace qualified legal, tax, accounting, or investment review. The workflow is an original practice design, not a tested intervention.

Forty-five participants completed a simplified investment simulation. Relative human-versus-AI performance moderately predicted changes in trust on turns when participants changed allocation; either performance alone was weaker. Performance did not adequately predict when trust remained unchanged.
Original practical companion
A family office may use an assistant to locate provisions, compare documents, reconcile a schedule, or prepare questions for an adviser. Those are different tasks with different error consequences. Trust in one should not automatically authorize another. An assistant that reliably locates a paragraph has not demonstrated competence to interpret its legal effect or decide whether an investment fits a family’s objectives. This companion proposes a controlled way to calibrate reliance on financial-document tools against independently checked performance. It addresses operating discipline, not security selection or investment recommendations. The proposed system is an original practical framework; it has not been evaluated as a family-office intervention.

Nine purposively selected research sources with exact CC BY 4.0 rights and retrieved full text. Article and source-version DOIs, normalized titles and available platform catalogs were checked; wider live submissions and prior queues remain incompletely checked. Source-specific publisher and Crossref notice checks found no retraction notice, with bounded coverage recorded for each article. The studies concern different populations and institutions. Practical companions are original, untested editorial proposals, not new empirical findings or independently peer-reviewed interventions.
